We find it easy to empathize with our customers as they price homes and compare builders. We go through the same steps when determining which material suppliers to use in our homes. We have learned through years of experience the least expensive product is not always the best. How do I choose a new home builder?

In the new home construction process, you, the customer, have a series of responsibilities. Selecting a builder is one of the first and, possibly, most important of these tasks. Your decision, in the end, should come down to trust: do not become involved in any kind of business transaction with someone you do not trust, especially in such a large investment of your time and money. No matter how “affordable” the price may look, you must have confidence that you will be getting the expertise, service, reliability, and value that you expect.

 

How do I know if my builder is qualified?

While in Kentucky, as in many other states, there is no statewide licensing or certification for the construction of residential homes, there are certain association memberships that can put your mind at ease and provide evidence of a proven track record in the industry.

BOLD Homes has been an accredited Better Business Bureau company since 1989, with an A+ rating, and maintains membership in the local, state, and national Home Builders Association and its Registered Builder program, as well as the Northern Kentucky Chamber of Commerce. We also participate in the national Energy Star Program.
At the BOLD Company, our ownership team keeps up with continuing education and building code classes to maintain our knowledge and expertise in the field.

 

What is a design build home builder?

The BOLD Company specializes in design build construction: this means we are a true custom builder who can guide you through the design and construction process.

We are not limited to particular locations, specific plans, or certain styles. Home buyers who contract with us build what they want, where they want.

We have lots available, but we can also build on your lot or help you find a lot. We may also have a limited number of completed homes available for immediate occupancy.

 

How do I finance my new home?

With over two decades in the business, the sales professionals at the BOLD Company can recommend many reputable lenders, or you can make arrangements with your own mortgage lender. If building on one of our available home sites, we can finance construction until closing, for qualified home buyers. For projects on your own site, we accept construction draws after set stages of the process have been completed.

 

What is included in your price?

With our “turn-key” method of pricing, everything is included-this is outlined in our detailed specifications unique to each project. Some bids include the purchase of the lot, while for other customers, the lot has been purchased previously. Some lots require more preparation and/or clearing than do others. Pricing for homes built in a subdivision may include a landscape allowance, while rural home site bids may not. Our owners will go through these details with you prior to any agreements, ensuring that you are clear about what you are paying for and what to expect.

 

What are specifications?

Specifications are the details of your home-a compilation of all of the selections you have made combined with the materials we use to create the quality and value of your own unique home. We are proud that all of our homes meet or exceed industry standards and qualify for the Energy Star program

 

Do you warrant your new homes?

All BOLD homes come with a one year limited warranty and a five year limited structural warranty administered directly by the BOLD Company. We also transfer to our homebuyers any manufacturers’ warranties that may apply, including the lifetime limited warranty on Superior Walls foundations. Our warranty, based on industry standards, is spelled out in our Home Owners’ Manual, presented to each customer at the beginning of the design process. Extended warranties are available for purchase.

 

Do you carry insurance?

Yes! Not only do we carry general liability and workers compensation insurance for ourselves and our employees, we require that each of our tradespeople also carry general liability and workers compensation insurance for themselves and their employees. This protects the builder, the tradespeople, and you, the customer.

 

How long will it take to build a new home?

Construction of a new home usually takes 5 to 8 months, depending on the complexity of the project. However, the pre-construction design and pricing preparations generally take an additional 8-10 weeks; this depends on you. If you come to us with a pre-approved loan, a floor plan, and with definite ideas about your wants and needs, this process can move rather quickly. However, if you would like more guidance during this part of the process, we will gladly spend the time to help you find or create the design of your dreams.

 

How does the construction process unfold?

The first step is design and pricing. When you decide the features you want in your new home, we can determine your price. Once your financing is completed, specifications, plans, and warranties can be finalized for your approval. After the contract is signed and a deposit is received, we meet with you for a pre-construction planning session and site visit.

Construction begins after a successful plan and site review. The phases of construction are, in this order: 1) excavation/foundation, 2) framing/rough mechanics, 3) drywall, 4) finish/finish mechanics, and 5) punch list/clean up, with exterior work being completed, as weather permits, between phases 2 and 4. We meet with you, the customer, at least twice during construction: once for a rough-in walk through after phase 2, and once for a home maintenance orientation during or after phase 5. We are also happy to meet with you at the site at any other time to discuss the progress of construction.

When construction is complete, the closing can occur, when the keys to the home are turned over to you, the customer. While we strive to build a defect-free home, we are realistic enough to know that corrections may be necessary after closing. We accept warranty service request lists at 2 months and 11 months after closing, at which time we perform warranty-covered service to your home. We also have procedures in place to handle your emergency service needs.

 

Do you use name brand products?

Years of experience have taught us that the least expensive product is not always the best, and that quality means much more than minor savings at the expense of performance. Selection, service, customer satisfaction, and a supplier’s commitment to his customers weigh heavily in our product choices. For these reasons, we use a wide variety of tested and proven name brand products.

 

How experienced are your trade contractors?

Many of our sub contractors – plumbers, carpenters, electricians – are the same tradespeople we used in the construction of our first home. In the business since 1986, we will accept nothing less than quality, performance, and value from our craftspeople. These individuals have come to expect the same level of commitment from us, which keeps them coming back year after year.

At the same time, we keep our eyes open for new methods, products, and technologies. We research the advantages and weigh the costs in comparison to the tried and true methods already in place to maintain the superior level of quality and value that our customers expect.

 

What if I have specific wants or special needs for my new home?

We are happy to implement customers’ product special requests, so long as they are structurally sound and meet building code requirements.

We also have experience and training in equipping homes for special needs, especially handicap accessibility. A member of our ownership team is a Certified Aging in Place Specialist (CAP) who can help you: a) plan ahead for the future in your new home, or b) make upgrades to an existing home that allow you to age in one location, self-sufficient and independent, without feeling the need to move or make other arrangements.

 

How much can I customize my home?

The sky’s the limit! If you can imagine it, we can build it! We rarely build the same house twice, and we enter the process with the expectation of your project being unique to you. Our experienced design team is here to offer advice and guide you through your selections, but not to limit your options.

 

How do we, builder and customer, avoid problems on a construction project?

Construction, especially custom construction, is inherently problematic-however, every problem is an opportunity for exemplary customer service. A good builder is not one for whom everything goes exactly as planned; a good builder is one who is a good problem-solver and can handle situations as they arise.

It is the opinion of the BOLD Company that the best means of avoiding construction delays and problems is communication. With this in mind, we utilize an internet-based service called Co-Construct to facilitate the rapid and accurate exchange of information between builder, suppliers, tradespeople, and customers.

This service allows you, the customer, to access selection and specification details, deadline dates, meeting appointments, progress reports, and contact information from anywhere you have an internet connection. At the same time, we, the builder, can receive homeowner approval, e-mailed questions, and detailed selection choices. Suppliers and tradespeople can also reach clear, accurate, and up-to-date specification details.

Another important means of communication is the Home Owners’ Manual. In this book, we spell out our commitment to you, your responsibility to your project, the steps of the process, and the depth of and limits to the warranty.

Probably the most important tool that you, the customer, have and should use to minimize delays or misunderstandings is the question-ask questions! We are happy to address any questions or concerns you may have, and our ownership team is easy to contact, whether by e-mail, phone, or in person.
